NEW DELHI, 13 March (H.S.) : Following the establishment of the new government, the DDA
has introduced a new policy permitting private developers to sell EWS flats
through its platform. Under this arrangement, the DDA will charge a 1%
commission on each flat sold by the builders, who will also benefit from a 15%
increase in the floor area ratio (FAR).
The aspiration of individuals seeking to purchase a home in
the capital city of Delhi may soon become a reality. The Delhi Development
Authority (DDA) is set to expand its offerings by not only selling its own
flats but also those constructed by private developers. This development could
have an impact on pricing.
In alignment with Prime Minister Narendra Modi's initiative
of 'Housing for All,' the DDA has implemented a new policy. This policy permits
private builders to market Economically Weaker Section (EWS) flats through the
DDA. Through this initiative, the DDA will oversee the housing scheme, handle
the applications, and carry out the allotment draw. Additionally, the DDA will
be instrumental in determining the pricing of the flats.
Under the new policy, DDA
will charge 1% commission from builders for every flat. In return, builders
will get 15% additional floor area ratio (FAR), which will allow them to expand
their construction area.
Under the newly implemented policy, the Delhi Development
Authority (DDA) will impose a 1% commission on builders for each flat
constructed. In exchange, builders will be granted a 15% increase in the floor
area ratio (FAR), enabling them to enhance their construction space. A circular
released by the Deputy Director (Public) Housing specifies that this policy
pertains to housing developments on both private and DDA-acquired land.
This initiative falls under clause 4.4.3 (B) Five –
Residential Plot – Group Housing of the Delhi Master Plan 2021. As per the
policy, builders who construct 50% economically weaker section (EWS) flats will
qualify for the 15% additional FAR. Furthermore, they may seek assistance from
the DDA by submitting an application to market these flats.
