The Delhi Development
Authority (DDA), which is under Central Government, has decided to conduct
valuation of all types of its properties in the capital. This step has been
taken after many years, which will enable DDA to get the real value of its
assets. DDA has issued a tender for this work, the last date for submission of
bids has been fixed as 25th February 2025. The valuation process will be based
on the situation as on March 31, 2024. To complete this, the valuer will get 60
days for the draft report and 30 days for the final report.
According to DDA
officials, this evaluation will serve many important purposes. This will help
DDA to know the actual value of its property and help in determining the
auction and lease rates. Valuation will also reveal how much DDA land is
encroached upon, a strategy can be made to remove it. DDA will be able to
decide which land can be used for which type of developmental works. Based on
the evaluation, new ways of revenue collection can be decided. It will also be
known how old the property is and how long it can remain useful. This
initiative of DDA is expected to accelerate the redevelopment of Delhi and
expansion of infrastructure. This will give new dimensions to residential and
commercial plans in future.
This comprehensive
assessment by DDA will include not just land but various types of assets,
including both vacant and built-up land, residential, commercial and shop-buildings,
plants and machinery, electrical equipment and other assets. DDA is the main
land owning agency in Delhi, so far it has developed 10 lakh flats, 650
commercial complexes, 22 industrial estates and more than 3500 institutional
plants. Apart from this, 15 sports complexes, 39 fitness centers, 2 golf
courses and 26 green playgrounds have been built for the people. But due to the
increasing shortage of land in the capital, DDA feels the need to know the
exact condition and value of its properties, so that the available resources
can be utilized to earn more by the double-engine government in a better way.
